OFFERED AS SEEN FOR PURCHASER TO COMPLETE CONSTRUCTION AT A GUIDE PRICE OF £200,000

Location & Description:
This excellent building plot enjoys a convenient position on the outskirts of Malvern approximately half a mile from the bustling centre of Barnards Green where there is a fine range of amenities including shops and banks, a supermarket, takeaways and places to eat out. It is also within the catchment area of the highly regarded Chase School. The wider facilities of Great Malvern are just over a mile distant.

Situated as it is on the south eastern outskirts of Malvern the plot is within easy striking distance of the motorway network and in particular Junction 1 of the M50 south of Upton upon Severn or Junction 7 of the M5 near Worcester.

The site is situated off Hayes Bank Road and Hawthorn Lane, down a partially made up road immediately adjacent to and overlooking open countryside. It is less than a minute on foot to Malvern common so this is the perfect spot for anyone who likes the outdoor life or enjoys “walking the dog”. Not only is there access on to this common (from which there are fantastic views of the hills in the distance) but also to the adjacent countryside.

The plot is offered exactly as it stands. The present owner has already completed the footings and foundations for the new dwelling. These have been signed off and approved by the local authority. The vendor has also paid and agreed in full for building regulations approval and for all planning conditions. Services are also available to the site. In effect therefore, unlike so many other such opportunities, this particular project is ready for construction of the main dwelling to begin immediately without the usual delays or associated costs.

THE SITE:
The plot is situated on level ground with a maximum frontage of approximately 14.36 metres (48 feet) and a maximum depth of 25.91 metres (85 feet). In front of the house there will be enough space to set aside for the parking of at least two vehicles.

THE NEW DWELLING:
Planning consent was granted on appeal on the 17th April 2008 for the construction of a traditional two storey dwelling (appeal ref: APP/J1860/A/07/2054810). The application number to Malvern Hills District Council was 07/00826/FUL. The original application made allowance for the construction of a double garage. This has since been changed and the double garage is no longer part of the application. It has been replaced by the provision for two parking spaces at the front of the plot only. Details of the planning consent, conditions and basic drawings are available at the selling agents Malvern office.

The proposed dwelling offers four bedroomed accommodation with three reception rooms, kitchen/breakfast room, utility room, separate WC and two bathrooms. The gross floor area is estimated at almost 2000 sq ft.

SERVICES:
Mains water, electricity, drainage and gas are all within close proximity of the site.

TENURE:
The freehold interest in this building plot is being offered exactly as it stands with the footings of both the house and garage completed and signed off by Malvern Hills District Council. Any further work is to be carried out by the purchaser.

VIEWINGS:
By site visit. Viewers are requested to respect the privacy of the immediate neighbours to this plot.

DIRECTIONS:
From Great Malvern proceed south along the A449 Wells Road towards Ledbury. Leave Great Malvern itself and continue for approximately half a mile across Peachfield Common (which is on either side of the road). You will notice the Railway Inn on your right hand side. Immediately after this pub take a very sharp left hand turning downhill into Peachfield Road. Follow this route over the railway bridge, continuing on downhill for approximately half a mile. At the very end of the road at a T junction turn left (signed Malvern Technology Centre). Almost immediately turn right into Hayes Bank Road, continuing along the common where after approximately 200 yards it becomes Hawthorn Lane. Carry straight on into Hawthorn Lane. The foundations for the plot can be seen on the right hand side after approximately 200 yards.
