A PLAN has been lodged to build a new 70 bedroom care home on green belt land near Chaddesley Corbett.

The proposed 2.5 storey residential home for the elderly will be situated in rural Mustow Green, by the A448, and will offer specialist care and nursing.

The care home, which will neighbour Winterfold School and its sports fields, will feature a private dining room, day space cinema, hair and nail salon, nurse station and a clinical room.

Agents Bruton Knowles prepared the proposal which was submitted to Wyre Forest District Council on behalf of Mr Raj Rana, the applicant.

A key issue that develops have addressed in their proposal is the site's location in the West Midlands green belt, and the requirements surrounding new builds laid out by the National Planning Policy Framework (NPPF).

The plan identifies that "Mustow Green is “washed over” by the green belt where inappropriate development will not be permitted unless “very special circumstances” can be demonstrated."

Developers state the "openness" of the land will be conserved and the home will "not appear as encroachment," but compliment the hamlet of Mustow Green whilst "enhancing its existing rural setting."

The proposal states: "The visual openness of the green belt will not be compromised."

The care home will feature secure gardens with two patio areas, staff parking for 10 vehicles and a visitors car park, with 21 car parking spaces including two disabled.

Part of the development will meet the Chaddesley Corbett Neighbourhood Plan, which highlights a need for elderly persons accommodation, particularly in the rural area.

Developers outline that the home will support the ageing population of Wyre Forest and Chaddesley Corbett with specialist care, and relieve pressures on existing services.

The proposal states: "As a result of increasing demographic pressures, meeting the needs of older people is predicted to become even more challenging in the future. The provision of the new facility will therefore help to improve the quantity and quality of care for older people, in the local area, especially for those with dementia."

As well as this, approximately 20 staff jobs will be generated whilst creating jobs through the construction process.

Developers also hope to create a "purpose designed community," with leisure and communal facilities to promote "social integration and "alleviate potential isolation."
